6 bed ensuite HMO - Aug 2024

This project involves converting a 3-bedroom, 2-reception Victorian terrace house—located in an Article 4 area—into a 6-bed, 6-ensuite HMO. The property was sourced through an estate agent and successfully received planning permission for the HMO conversion prior to the purchase's completion. Currently, we are awaiting tenant move-out to initiate development.

Tip: Tenant eviction can be a time-intensive process, so it’s crucial to ensure the deal offers strong potential returns to make it worthwhile!

Whitworth Project

5 bed ensuite HMO - Feb 2023

This project involved converting a 3-bedroom, 2-reception Victorian terrace house—purchased as a probate property in an Article 4 area—into a 5-bed, 5-ensuite HMO. Acquired through a local estate agent, the property received planning permission for conversion prior to purchase completion. Success in the negotiation stage was secured by demonstrating confidence, experience, and credible evidence, ensuring the agent's trust and facilitating a favourable deal.

Tip: The probate certificate process can take up to 12 weeks. Patience is key when navigating these timelines!

JW Project

6 bed ensuite HMO - Jan 2021

This project transformed a 3-bedroom, 2-reception end-terrace probate property, acquired at auction in an Article 4 area, into a 6-bed, 6-ensuite HMO. Planning permission for the conversion was secured before the purchase was finalized. Navigating the legal processes swiftly was essential, especially during festive seasons when solicitor availability can be limited—underscoring the importance of having an experienced and responsive solicitor as part of your power team.

Tip: When undertaking heavy refurbishments, choosing the right bridging lender is crucial to ensure the project’s financing aligns with your timelines and goals.

Conway Project

5 bed 3 ensuite HMO - Apr 2020

This project involved converting a 2-bedroom, 2-reception Victorian terrace house in an Article 4 area into a 5-bed, 3-ensuite HMO. Purchased through an estate agent during the early uncertainty of the first lockdown—when market predictions showed a 16.9% decline—this rare opportunity came at 25% below market value. Planning permission for the conversion was secured successfully, and the project achieved an infinite return, yielding cash flow indefinitely without requiring additional capital.

Tip: Expect delays in the refinancing process, especially during unique market conditions, as timelines can extend beyond the norm.

Purrett Project

6 bed 4 ensuite HMO - Jan 2020

The project involved converting a 2-bedroom, 2-reception Victorian terrace house, acquired at auction in an Article 4 area, into a 6-bed, 4-ensuite HMO. Achieving planning permission was possible thanks to a skilled planning consultant and architect, who ensured an optimal design and smooth approval process. Documentation from previous projects was instrumental in building confidence with the local council, facilitating a successful outcome.

Ripon Project

The Project was our first HMO development, completed just before Article 4 regulations were enforced in the local council. This project converted a 3-bedroom, 1-reception townhouse into a 4-bed ensuite HMO designed for five occupants. Through this venture, we began forming the power team, particularly identifying reliable local contractors capable of delivering high-quality results within scheduled timelines.

Tip: Three-story townhouses may pose challenges for HMO conversions due to limited layout flexibility and room size constraints.
